JOHANK RENTAL POLICIES

PLEASE READ

 

1.        PAYMENTS: Prices are subject to an additional 7% Maine lodging tax and 3% service charge. All payments are due by the date stated on the Rental Agreement to insure reservations. Failure of payment could result in loss of reservation. All payments are payable in U.S. funds. Please send check payment to our MAILING ADDRESS: JOHANK RENTALS, 10 EASTERN AVE, WELLS, ME 04090

 

2.       CHECK IN TIME: Weeks run from Saturday to Saturday. KEYS CAN BE PICKED UP AT OUR OFFICE LOCATED AT 1217 POST ROAD, RT. 1, WELLS, ME in the Exit Real Estate Office (next to the Steakhouse Restaurant), between 2PM and 3PM. If you arrive after 3PM, the keys will be left in the drop box, in an envelope, with your name on it. Unfortunately we cannot accommodate early arrivals or early parking at the units. During the off-season, other accommodations may be made.

 

3.       CHECK-OUT TIME: Saturday before 10 am. Late departures could result in an additional fee. All tenants must drop off keys at our office. Key drop box is available after office hours. A fee will be assessed for keys not returned to office by 10 am or for lost keys. This enables us to insure that properties are ready for arriving guests. During the off-season, other accommodations may be made.

 

4.      ACCOMODATIONS: All units are non-smoking. If any tobacco odor is noticed after departure, there could be a $250.00 charge for a special clean. Occupancy must not exceed the number stated on the rental agreement. Furnishings are not to be re-arranged.

 

5.      PARKING: Due to limited space and access needed by emergency vehicles, parking is limited to the number stated on the Rental Agreement and will be strictly enforced. Additional vehicles could result in being towed at the vehicle owners expense or an additional fee.

 

6.      BEFORE YOU LEAVE: Not leaving the property as clean as upon arrival, or damaging the property will result in an additional fee (Cleaning Fee: $150.00, Damage Fee: Upon Assessment). Vacuum or sweep all floors. Please clean out the refrigerator of all food and wipe clean. Empty dishwasher. Clean bathroom, empty all drawers, check under beds, and check for personal items including chargers. Empty all trash into outside containers.  

 

7.       SECURITY DEPOSIT: All Security Deposits will be handled by using credit card information on the Rental Agreement. By signing this agreement, you authorize Johank Rental Agency to use this information, if needed. If paying by check, credit card information is still needed for cleaning/damage deposit.

 

8.       CANCELLATION/SUB LEASING POLICY: Cancellations are not acceptable, however, if the unit can be re-rented, the rental cost will be returned, minus a $150.00 cancellation fee. Only those with whom Johank has a rental agreement may occupy the premises. There are NO sub leases or transfers of rental occupancy without the written consent of Johank Rentals and the property owner. Sub leasing or transferring the rental occupancy will immediately terminate reservation without refund.

 

9.       REPAIRS/PROPERTY CONDITION: We at Johank Rentals take all possible care to rent properties that are in good working condition. However, things do happen. If any property issues should arise, please notify us immediately and all efforts will be made to take care of these issues as soon as possible.

 

10.   LINENS: You must plan to provide your own sheets, pillow cases, and towels.

 

11.   PARTIES or FUNCTIONS: Parties or functions on the rental properties are not permitted without written approval from Johank Rentals and the property owner. Campers/RVs/Tents may not be parked or used at any rental property. Please respect neighbors and keep the noise to a minimum after 10:00PM. FIREWORKS are illegal in Maine and are not allowed on the property. Fires of any kind on the beach are not permitted, without consent of Owner and a permit from the fire department.

 

12.   PETS: Sorry, due to allergies for many people, pets are not allowed. If there is any sign (odor, hair, food, or dish) that you have had a pet inside the property, there will be a charge of $200.00.

 

13.   OUTDOOR GRILLS: Please use grills on sandy, concrete, or designated areas. Fuel for grills is tenants responsibility. Please clean grills after use.

14.   TRASH PICK-UP: Generally trash pick-up will either be at curbside or at a dumpster on the property, unless otherwise noted. Trash needs to be out before 7 a.m. If the trash is not put out on time before you leave on Saturday, there will be a $50.00 charge.

15.   OWNER DISCRETION: We reserve the right to refuse rental or discontinue occupancy, if in our opinion, the tenant could be detrimental to the property.

 

16.   LIABILITY: As rental agents of said property, we shall not be liable for any damage or injury to any tenant or to any other persons, guests or to any personal property, occurring on the premises or any part thereof. The tenant agrees to hold agency harmless from any claims for damage no matter how caused. The agency will not be held responsible for acts of theft, vandalism or other damages to tenants or guests personal property.

17.   ERRORS AND OMISSIONS: Johank makes every effort to provide you with complete and accurate information. We cannot guarantee that there are no errors or omission and are not liable for them.
